				 "UPDATING APPLIANCES: <br/>Follow these general rules to help your house compete: If your house is less than 10 yrs old, you probably don't need new appliances unless someone's been very hard on them. Consider leaving your fridge or washer and dryer too. Above the median sales price, you'll need really nice, clean appliances, and they should be less than five years old or they must be in excellent condition just to compete in Columbia's market.",
				 "REMODELING:<br/>A poorly-done or over-done remodel job always loses money. If you're considering remodeling, and you live in the Columbia, Missouri area, PLEASE, PLEASE call me (or another real estate agent) BEFORE you start a remodel job.",
